Whether you're about to take possession of one of our homes or you're preparing to turn in the keys, the checklists below contain answers to many of the questions we often hear from our tenants. Read through the checklists to simplify your upcoming move.

Move-in Checklist

Let us be the first to welcome you into your new rental home.

First Month's Rent & Security Deposit

You'll need to pay your first month's rent, security deposit, and any fees at the time of your lease signing. Please check with our team to confirm the amount before you arrive.

Move-in Date & Inspection

All details about your move-in date, key exchange, and move-in inspection will be provided at the lease signing.

Utilities

You'll need to place utility accounts for the property in your name immediately upon taking possession of the home. Be sure to act promptly or you may experience temporary outages. You are also liable for fees associated with restoring utility access.

Move-out Checklist

As you begin to prepare for your departure, there are a number of responsibilities on your plate. Please don't overlook these important steps for leaving your rental on good terms.

Notice of Intent to Vacate

We ask all tenants to provide written notice of intent to vacate the premises. Refer to your lease if you have questions about the length of your tenancy.

Property Condition

Before you hand in the keys to your rental home, you'll be expected to return the home to its original condition. This includes:

  • Rental Cleaning: Your unit should be thoroughly cleaned, with all possessions removed from the home. Pay careful attention in bathrooms, kitchen spaces, and other areas that need special sanitization.
  • Landscaping & Outdoor Areas: You also need to address your home's outdoor space before you leave. All garbage should be disposed of properly and no belongings should be left outside. If you're generally responsible for lawn care and other outdoor maintenance chores, you also need to address these one final time before leaving.
  • Repairs: If any damage occurred during your stay, take the necessary steps to resolve the problem. Patch small holes left by nails and screws, repaint discolored areas, and replace all light bulbs.

Security Deposit

The security deposit you pay at the beginning of your lease serves as protection against any damage that occurs during your stay. Remember, you cannot use these funds to pay your last month's rent. Failure to pay your rent as usual may force us to take legal action to recover the missing payment.

We will conduct a final review of the property after you return the keys. Any problems identified in this final inspection will be repaired at your expense. Costs will be deducted from your deposit.

Per California state law, the deposit will be returned to you within 21 days of your departure.
